Making a tool for large scale Industrial assets in UE4 [WIP] PART:1

Hi.

GOAL OF THE STUDY
Today I wanted to share with you a small study in UE4. The material is still WIP.
Once this tool is finished I plan to make some large scale factory environment. For now, though I focus on getting the material as good as possible.
My approach is to create the model in Maya in such a fashion so that UE4 procedurally adds rust based on AO.

My main ref. is directly below. The photo is taken by me on my weekend trip to old factory in Czechia near the border with Poland,
The factory is currently unused for about 20 years which makes it perfect to hard-surface refs hunting.

AO MASK
For this version of the tool, I am using AO mask baked in SP. In future,
